Ah, schools.  It's the second location in choosing location, location, location ;-)

It's critically important to think about but it's not always necessary to buy in the best school district.  Which district really depends on personal goals and what people want for the kids.

I had a very frank conversation with a client who in a long discussion emoted, "Steve, I love my kids and I want a good education for them, but I don't want to put too much stress on them."  In that case, people don't need to pay for an elite school district but one that has good programs and activities.

Other folks are very focused on the mantra that you should always buy a home in a good school district.  It's true that those are the last homes to depreciate and the first homes to go up, but that security is already built into the price of the house when you buy it.  If you're looking for more upside potential, finding a rapidly improving school district is the way to go.

Some folks want a great school district for their kids and that's admirable.   Sometimes you can have just a great an education and put less stress on your finances by buying in a less expensive neighborhood and sending the kids to private school.

It's also interesting to note that some folks want a good school district, but what they really want is to live in the nice neighborhood.
