					<description>Right on the money.  There were only four and five townhomes and condos sold in Saratoga in the month of May each year from 2003 to 2007, and only one in 2001!  You allude to this and I mention in the article that it's easy for one large sale to dramatically affect the median based on that volume.

The difference between the spikes in 2001 and 2004 vs. the one in 2007 is that the ones in previous years were also accompanied by spikes in the average CDOM (101 and 217 respectively).  This year, it's 10, indicating some strength in pricing at that class.</description>

Why are the prices seeing a sharp uptrend and downtrend. Is it because of the number of condos on sale ?</description>
