					<description>Mary, a very thorough and enjoyable piece! I've just discovered your blog so belatedly would like to add a thought about "flipped" landscaping: often the new sod has been rolled out without a corresponding upgrade to the irrigation, so what looks lush and green today will be patchy and brown next month. Conversely, I've seen new irrigation installed with no consideration of existing trees (usually native oaks or madrone), which invites root rot, fungus infections and ultimately death for those extremely valuable mature specimens. In either case, the buyer of a flipped property usually has no idea anything's amiss until it's too late.
