		<description>Hi Mary, great article, folks should also know that because contingencies are valuable and present some uncertainty to the seller, buyers will sometimes (and often) forgo contingency clauses to strengthen their offers.  

In multiple bid situations, where the buyer has done their due diligence (as you outline so eloquently here), this is often a key strategy in getting your offer selected.
